$270 Million Amazon Land Purchase in Barnesville, GA — Just South of Griffin — Hints at Major Data Center Project

$270 Million Amazon Land Purchase in Barnesville, GA — Just South of Griffin — Hints at Major Data Center Project

Barnesville, GA — Amazon has made one of the largest real estate moves in Lamar County’s history, spending $270 million to buy nearly 1,000 acres of land just south of Griffin, GA. The purchase is fueling strong speculation that the tech giant is preparing for a massive data center development.

Where the Land Is Located

  • City/County: Barnesville, Lamar County, GA
  • Size: ~984.89 acres
  • Location: Along Interstate 75 near Exit 198 and High Falls Park Road
  • Proximity: About 55 miles south of Atlanta, minutes from Griffin

The Deal

  • Purchase Date: July 25, 2025
  • Buyer: Amazon Data Services, Inc. (subsidiary of Amazon Web Services)
  • Price per Acre: ~$274,000
  • Seller: High Falls 75 LLC (part of the Legacy 75 Trade Center industrial project)

This is the largest land transaction in Lamar County’s history.

Why Amazon Chose This Location

The site is part of a 1,560-acre industrial-zoned development approved for up to 19 million square feet of industrial space.
Its location along I-75 provides:

  • Direct trucking and logistics access
  • Proximity to major power infrastructure
  • Room for large-scale facilities

What Amazon Might Build

Amazon has not confirmed final plans, but has said the land was purchased to evaluate possible data center locations.

This purchase comes just months after Amazon announced an $11 billion investment in Georgia to expand cloud computing and AI infrastructure — a move expected to create more than 550 high-skilled jobs in the state.

Potential Economic Impact

Benefits:

  • High-paying tech jobs
  • Boost in local construction activity
  • Increased county tax base

Concerns:

  • Large energy demand (equivalent to powering millions of homes)
  • High water usage (estimated at 27 billion gallons annually statewide from data centers)
  • Strain on infrastructure

What Happens Next

  • Rezoning: Already approved for industrial use
  • Pre-Construction Meetings: Amazon and Lamar County officials are planning sessions to discuss development details
  • Community Input: Public information meetings expected in coming months

In Summary:
Amazon’s $270 million land purchase in Barnesville marks a major step in its Georgia expansion. While the company is keeping details under wraps, all signs point toward a significant data center project that could reshape the economic and environmental landscape of the Griffin–Barnesville region.
